Acceptance of Regulations
Booking the property implies acceptance of these regulations. The booker is personally liable for it, also the persons accompanying him/her.
The company TERRAMATA RESORT s.a.s. di Meriam C. Van Eijsden & C. current in Lung. Gerolamo da S. Stefano, 1 – 18010 SANTO STEFANO AL MARE ( IM ) C.F. and P.I. 01675620080 informs the kind clientele, who by signing this acknowledgement, that within the property of the exponent company there are: a small artificial pond with goldfish where it is absolutely forbidden to swim; a small pool with a depth of 90 cm where it is possible to bathe with express PROHIBITION for minors unless they are accompanied and under adult supervision; a whirlpool with heated water, free and reserved for adults. The kind clientele, in taking note of the above must, therefore, as already mentioned, exercise careful control of any minors or incapacitated persons accompanying him/her, and this also with regard to the use of the common areas and facilities allocated therein where the rented housing unit is located, with express indemnity of the exponent company from any consequent responsibility and prejudice.
You are also advised that upon booking, on all platforms used by TERRAMATA resort sas, including direct bookings are considered to automatically accept the terms and conditions of the contract and privacy policy that can be viewed in addition to this site within the common room of TERRAMATA Resort sas.
Rates
Prices are in euros and are per apartment and for the requested period.
The agreed price includes utilities (electricity, water), kitchen linen with weekly change, possible parking for 1 car/scooter space and use of common areas.
The price does not include the security deposit, any damages and any other services required by the client will have to be paid on site. We reserve the right to change the published prices of our apartments at any time and without notice. However, the price agreed upon at the time of booking (excluding any extras) will not be changed under any circumstances.
Reservation and down payment
You can make a reservation online directly on our website.
Your reservation will only be considered valid once you have been credited.
Please include the following in the reason for the transfer:
1. Your name with phone number.
2. “DEPOSIT DEPOSIT” wording (ONLY in case of partial payment).
3. Number of the apartment booked.
4. The dates of the booked stay.

Cancellation Penalty
From October 1 to April 30
Reservations canceled up to 14 days before arrival are not charged.
EXCEPTIONS: January 28 to February 6 (San Remo Festival) – New Year’s Eve, Christmas, Valentine’s Day, Easter
Reservations canceled up to 30 days before arrival are not charged.
May 1 to September 30
Reservations cancelled up to 30 days before arrival will not be charged.
Cancellations after the above terms will result in forfeiture of the entire amount.
In case of early departure, the full agreed reservation amount will still be retained.
In case of discounted, non-refundable fares, no amount will be refunded in any case.
The reservation must be changed or cancelled in writing, if within the time limit, by sending an e-mail to terramataresort@gmail.com and must be confirmed in writing by the managers.
Supervening unavailability of the accommodation
If, force majeure causes prevent the reserved accommodation from being made available to customers, the OWNERS reserve the right to be able to assign another accommodation with similar or superior characteristics at the same price and in extreme cases to cancel the reservation, refunding the tourist the amount paid without the latter being able to make further claims for compensation under any title. It should be noted that outside of what has been paid nothing else will be refunded or compensated. Therefore, no claims for compensation will be considered.
Rules on the management of the vacation home
As required by the regional law of vacation homes, the manager is obliged to change the linen weekly and to clean the apartment at each change of clients.
Any extra change of linen requested by clients will have a cost of € 5.00 per person, to be paid in cash at the time of the change.
Linen means sheets for the people present.
Housing units shall be equipped with beds, pillows, blankets, closet, hangers, drawers, shelves, central lighting, bedside lamps or sconces, dining table with chairs, armchairs or sofa in the living room with seats equal to the number of host persons, broom, dustpan, bucket, floor mop.
All these shall be related to the number of beds.
The kitchens are equipped with kitchen with oven, refrigerator, sink with dish drainer, 1 kitchen battery, 3 kitchen knives, 1 sugar bowl, 1 Nespresso machine, 1 colander, 1 salad bowl, 1 grater, 1 bottle/corkscrew opener, 1 dustbin with plastic dishcloth bags.
For each person accommodated 1 knife, 1 fork, 1 teaspoon, 1 flat plate, 1 soup plate, 2 glasses, 1 mug, 1 cup.
Bathrooms, in addition to linens, are equipped with wastebasket, mirror and adjoining power outlet, shelf, toilet brush, bath mat, washing machine and hair dryer, ironing board and iron.
Arrival | Balance | Security Deposit
At least 24 hours prior to arrival, given the absence of a reception service the customer is required to notify the manager of the exact time of arrival, in order to receive an adequate welcome. On the day of arrival, the apartment can be taken over from 15.00 to 21.00. After 21.00 until midnight surcharge of € 50.00. After midnight check-in is closed.
Upon arrival, guests must show a valid identity document. If valid documents are not shown, the reservation will be cancelled and the full amount paid will be withheld.
Keys will be handed over, the apartment will be shown, and along with the balance of the apartment a security deposit of € 100.00 must be paid for any damages or shortages. The security deposit will be returned on the day of departure after the manager has checked the apartment. In case of damages and/or shortages will be required compensation assessed by the property manager to be paid before departure.
The following payment methods are accepted
PAY PAL, Credit Cards (Visa, MasterCard,), Bank Transfer.
Departure | Property redelivery
On the day of departure, the owner or an appointee will come by to collect the keys and check the state of the property; if it is released as it was delivered and if all the rules of these regulations are respected, the security deposit will be returned. In case of damages and/or shortages will be required compensation assessed by the property manager to be paid before departure.
The apartment must be released by 10.00 a.m., unless otherwise agreed, to allow for cleaning.
Pets
Pets are accepted but cannot be left unattended, must be docile and not create any disturbance to other guests.
Each guest is fully responsible for their pets.
€ 10.00 extra charge per apartment for cleaning.
Rules during the stay
Check the efficiency of the apartment and notify us of any anomaly or deficiency no later than 24 hours after arrival and do not wait until the day of departure to inform us.
It is strictly forbidden to make copies of the keys: trespassing, without authorization constitutes a serious criminal offense punishable by law. In case of loss of keys, a refund of €50.00 will be required from guests.
It is forbidden to stay in the house more than the maximum number of people allowed.
It is forbidden to let in outsiders without first notifying the manager and receiving express consent.
All accommodations are delivered clean and in working order. The client will be responsible for daily tidying up of the apartment and will be responsible for its integrity, therefore it is forbidden to move furniture from its location.
Upon return of the property, the client will be obliged to leave the accommodation in an acceptable condition, in particular the cleanliness of the kitchenette and dishes, which must be returned clean and in order, under penalty of an additional charge of € 30.00.
Clients should ensure that the refrigerator and dustbin are emptied.
Midweek cleanings are possible upon request.
It is made compulsory to respect the rules with respect to quiet, especially at nighttime by avoiding noise and disturbing noise (NO FESTIVALS OF ANY KIND).
Parents are requested to constantly watch over their children and are under their sole care.
The tenant agrees to take the utmost care of the property entrusted to him/her. Crockery and other house equipment (chairs, blankets, etc.) are not to be used or carried outside the house.
All failures to do so will result in charges assessed from time to time by the person in charge. Guests will be held responsible and must pay for any damage, breakage or loss of property done by you or your visitors during your stay at the accommodation.
Any items that are replaced must be of the same quality as the originals.
Faults caused by the tenant or those of ordinary maintenance will be charged to the tenant and the amounts withheld directly from the security deposit.
In case of doubt, the appointee will process the entire deposit and return any difference along with the receipt of the expense incurred for restoration at a later date.
It is strictly forbidden to take linen out of the accommodation. Sunscreen and sun oil, makeup and hair dye can permanently stain bedding, sheets and towels. We therefore ask you to be careful when using these products. If despite your efforts the stains do not come out, you will be charged to replace the linen.
The customer expressly exempts the operator from any liability for direct or indirect damages that may result to the customer from any blameless interruption of services such as electricity or water.
No liability is accepted for loss, theft or damage to items of your property left in the rooms or areas for common use or for any injury, theft damage to persons or property only because it occurred within the property.
Informativa sulla Privacy D.Lgs n. 196/03
As provided for in art.13 of Legislative Decree 196/03, Terramata resort s.a.s will proceed to the processing of personal data provided by you in accordance with the legislation on the protection of personal data processing.
Pursuant to and for the purposes of this legislation, the processing carried out is based on the principles of fairness, lawfulness, transparency and protection of confidentiality and customer rights.
The provision of data is optional. In case of failure to provide them, the facility will not be able to consider the request for a stay within its structure.
Your data are used only for fulfillment of registration and delivery to the PS authorities as described by the T.U.L.P.S.The personal data you provide are collected electronically and also processed by electronic means.

These regulations are effective immediately.
Failure to comply with even one of the above regulations will result in the cancellation of the reservation and the removal of guests from the building with loss of the amount already paid.
